Yes, most of our competitors “guarantee” the bond…. that’s even if they go collect the keys.

He knows the requirements of an outgoing condition report because he completes them.
Furthermore, he knows the law; because HE’S A LAWYER!
All the staff are trained and guided by him.
We will go collect they keys and re-attend at no extra cost.
Please note the request must be reasonable eg missed window track, obvious negligent cleaning.
We have outlined some examples of requests from agents which are unreasonable:
- permanent mould in silicon grout
- permanent stains on carpets
- permanent rust marks on balconies
- oxidised oven racks
We do not give a no-cost return guarantee to the following agencies:

These agencies are the most unethical and unfair agencies that we have come across, we are happy to complete an end of lease clean if they do manage your property; but we will not return at no extra cost due to how unreasonable they can be to the tenant each and every time a vacate occurs.
As the old saying goes, you get what you pay for.
The “cheap guys” will be inexperienced, under staffed and won’t come with proper equipment.
They generally have poor communication and are not punctual.
It takes a lot of training to be able to properly complete an end of lease clean.
It also takes a lot of purchasing of high-quality cleaning items (Bam Bleach, Gumption, Windex, Dishwashing Liquid, sponges etc etc) - the cheap guys will rock up with a mop and bucket.
Mould is very stubborn and consequently this is not part of our scope of works but can be attempted for additional prices.
Real estate agents are very sneaky when attempting to have tenants remove mould.
IT IS NOT THE TENANTS RESPONSIBILITY TO REMOVE MOULD.
The NSW Civil and Administration tribunal has awarded favourably towards the tenant in the previous cases:
Bunbury V Fletcher (2015)
Under Section 51, part 1) A landlord must provide the residential premises in a reasonable state of cleanliness and fit for habitation by the tenant.
If the property has mould issues "fit for habitation" is in doubt. It is not the tenants responsibility to clean the mould.
Under Section 52, part 3 of the Residential Tenancies Act 2010 (3) A landlord must comply with the landlord’s statutory obligations relating to the health or safety of the residential premises.
The mould may impact on the health and safety of yourself and landlords may also be in breach of Section 52, part 3 of the Residential Tenancies Act 2010
Unfortunately no, many stains are very stubborn and we do not guarantee stain removal from carpets.
If you let grease accumulate on chrome rings on gas stove tops it can be almost impossible to remove completely.
When rings are blacked out from not being cleaned for many months we cannot guarantee the 100% removal of black marks.
No, we do not remove items like this. They can damage the surface they are stuck on and consequently we do not remove adhesive items such as sticky tape, stickers, paint and adhesive hooks.
No, we cannot guarantee rust mark removal or stains from organic material.
This is a job for a stone specialist and goes outside our scope of works.
Any end of lease cleaning quotes do not include steam cleaning the carpets.
This is additional and you must expressly request a price for this.
If you let baked in food accumulate over many months and the oven is in use often, baked in black food is notoriously difficult to remove completely.
We will chemically clean it twice and use a vigrous scouring technique. After this process if there is some remaining food, it is permananent, and consquequently outside the scope of works as it will take many hours with a little metal file tool to chip away at it.
As such, the removal of baked in food cannot be guaranteed for a no cost return.
No, many carpets allow cat and dog hair to become entrapped in the fiber. Although, we have a 2,000 watt commercial vacuum and a power steam cleaning extraction system we cannot guarantee 100% removal of cat and dog hair from carpets.
Due to the amount of individual slats, perforated surfaces and prone to mould-issues and food splatter we DO NOT guarantee bond release nor are responsible for the cleanliness of hanging vertical blinds.
No, calcification below the water line is from the plumbing system and consequently this is a plumbing issue. Hydrochloride acid will remove this, however it is a very dangerous product we do not carry, nor are obligated too.
No, this build up is sometimes permanent. We use bleach and gumption on shower glass. Hydrochloride acid will remove this, however it is a very dangerous product we do not carry, nor are obligated too.

Please ensure properties are completely empty of all items.
No, some pet odours become permanently trapped in carpet fibres.
We do not guarantee removal of pet odours.

Cancelling with less than 24 hours notice incurs full price of the job being forfeited.
